DC Partners Announces Texas Development Updates

The Allen Lifestyle Pavilion 100% Leased; Phase II Planning Underway

HOUSTON (September 29, 2022) – Houston-based DC Partners announces multiple sales milestones for Texas development projects in Houston and San Antonio. The Lifestyle Pavilion at The Allen is 100% leased and Residences at The Allen are now 65% sold. This announcement comes on the heels of the completion of developer sales at The Arts Residences at Thompson San Antonio and the sale of 4411 San Felipe, the 77,189 SF of Class-A office building in Houston.  

Phase II of The Allen is now in the planning phase. Phase II will include approximately a 300-unit multifamily development, as well as approximately 40,000 SF of retail space.

The Pavilion at The Allen – 100% LEASED

The Lifestyle Pavilion is currently 100% leased.  Situated across six acres at the southeast corner of Allen Parkway and Gillette Street, the Pavilion will serve as an extension of the outdoor, active lifestyle of Buffalo Bayou Park. It is comprised of four levels featuring 62,128 SF and will include an exclusive fitness club, two signature restaurants, including one with a rooftop terrace overlooking Buffalo Bayou Park, and an exclusive ground level restaurant tenant.  Tenant announcements will be made this fall.

The Allen is developed by DC Partners, with investment from TQ Real Estate Development and Westmont Hospitality Group, one of the largest privately-held hospitality groups in the world.  Site plan and architecture led by HOK, and interiors for the hotel and Residences at The Allen by Abel Design Group.  Houston-based GT Leach is the general contractor for the hotel, condo and Lifestyle Pavilion.  

Residences at The Allen – 65% SOLD

The luxury, mixed-use development, anchored by the Thompson Houston hotel and elevated by a private collection of elegant condominiums has reached the pivotal 65% sold mark.

Situated in the first-of-its-kind, landmark development in Houston, the 99 luxury units will consist of one-bedroom, two-bedroom, and three-bedroom condos, as well as 17 thoughtfully designed penthouses – including an exclusive, one-of-a-kind top, full-floor penthouse that is available.  

Phase I of the $500+M landmark project includes the Lifestyle Pavilion, Residences at The Allen, and Thompson Houston.  The hotel/condo is expected to be completed in 2023.

The Arts Residences – SOLD OUT

The Arts Residences at the Thompson San Antonio, downtown San Antonio’s luxurious new hotel-condominium development, completed its record-setting sales with the final penthouse sold this summer. 

The Arts Residences at the Thompson San Antonio is a 20-floor, 337,000-square-foot, mixed-use hotel and condominium development situated in the epicenter of the city’s vibrant performing arts district, directly across from the Tobin Center for the Performing Arts.

The development showed remarkable success as the fastest-selling condominium in San Antonio and marked its final sale this summer with the closing of the almost 6,000 square-foot two-story residence featuring three bedrooms, five and a half baths, a media room, and study.

The first 11 floors feature the award-winning Thompson San Antonio hotel offering 162 premium guest rooms, with floors 12-19 dedicated to The Arts Residences featuring 59 luxury condominiums ranging from one to three-bedroom units, and six penthouses.

4411 San Felipe – SOLD

The Class-A office and retail development, 4411 San Felipe, has been sold to an undisclosed Dallas-based company. Tenants include the private members-only social club, Park House, Advancial Federal Credit Union and Ciel, a French Riviera-inspired restaurant and lounge.

The building features 77,189 SF of Class-A office space, including an outdoor terrace for office tenants, 16,796 SF of retail and restaurant space, with additional outdoor dining space, and three levels of parking and valet.  Developed by DC Partners and designed by renowned architecture firm, HOK, 4411 San Felipe offers a sophisticated, modern design and aesthetic for the perfect “work and stay” environment.
